Clear height. Measure to the underside of the trusses, not the ridge. Height decides how you can rack, and therefore how much stock a square foot really holds.

Flooring. A trimix or similarly hardened floor stands up to forklifts and racking point loads far better than a plain concrete or tiled floor.

Loading. Count the loading bays and docks, check whether they are at truck-bed height, and look at the apron in front of them for turning and queuing space.

Truck access. Walk the route from the main road: gate width, turning radius, overhead wires, and whether trucks can wait without blocking the road.

Structure and roof. PEB sheds give large column-free spans (see PEB vs RCC for how they compare with concrete buildings). Check the roof for leaks after rain and whether there are skylights or ventilators for daylight and heat.

Fire safety. Ask about the fire NOC, hydrants or sprinklers. Many insurers and larger clients will ask for them.

Power. Even a warehouse needs reliable power for lighting, docks, forklifts charging and any cold or climate-controlled zones. Confirm the sanctioned load.
