PEB vs RCC: Which Industrial Building Should You Lease?

Almost every industrial building you look at in India falls into one of two types. One is a steel PEB (pre-engineered building) shed: a big, open hall with a metal roof. The other is a concrete RCC (reinforced cement concrete) building, usually several floors with columns in a regular grid. They look different, but more importantly they suit very different operations. Choosing the wrong one can cost you years of inefficiency.

What each one is

PEB. A steel frame of columns and rafters, with metal sheeting for the roof and walls, manufactured off site and bolted together. PEBs are built for large open spans and height, usually on a single level, sometimes with a mezzanine.

RCC. A concrete frame of columns, beams and slabs cast on site, usually with brick or block walls. RCC industrial buildings are typically multi-storey: basement, ground and several upper floors, often with a goods lift.

Which one fits your operation

Warehousing and distribution: usually PEB. Storage efficiency comes from height and open floor space. Racking needs clear height, and forklifts need room to turn without columns in the way. A PEB shed with a hardened floor and proper loading docks is built for exactly this. As an example, the 14,000 sq ft PEB warehouse on Mathura Road has a 48 ft clear height, a trimix floor and three loading bays.

Heavy manufacturing: usually PEB. Large machines, overhead cranes and long assembly lines need height, span and a ground-level floor that can take heavy loads.

Light manufacturing and assembly: often RCC. Garments, electronics assembly, packaging, small components and similar work don't need huge height, and a multi-storey RCC building gives you far more total floor area on the same plot. The 26,000 sq ft factory in Sector 68, across basement, ground and two upper floors with a goods lift, is a typical example. So is the 5,700 sq ft per floor building in Sector 27, where every floor is available.

Production plus office or showroom: often RCC. If you need production, storage and a proper office or display area under one roof, separate floors make that easy to organise.

What to check in each

In a PEB shed:

  • Clear height measured to the underside of the rafters, not the ridge.
  • Roof and wall insulation, ventilators and skylights, because an uninsulated metal shed can get very hot.
  • Any roof leaks: visit after rain if you can.
  • The floor: a trimix or hardened floor if forklifts or racking are involved.
  • Loading docks, the apron in front of them, and truck access from the main road.

In an RCC building:

  • What each floor slab is designed to carry, especially for machinery on upper floors.
  • Goods lift capacity and size, since everything above ground level moves through it.
  • Column spacing against your layout.
  • Natural light and ventilation on every floor.
  • Staircases and fire exits for the number of people working on each floor.

In both: the completion or occupation certificate, fire NOC, the sanctioned power load in kVA (three-phase), water and drainage, and the lease terms: lock-in, escalation and security deposit. Do PEB sheds get hot?

An uninsulated metal roof can make a shed very hot in summer. Ask whether the roof and walls are insulated, and check for ventilators, skylights and room for fans or cooling before you lease, especially if people will work inside all day.
