Factory for Lease in Faridabad: Sectors, Rates & Checks
Faridabad has been an industrial city for decades. Auto components, engineering, garments, electrical goods and packaging units all operate out of its sectors, and that history means there is a steady supply of factory buildings coming up for lease. The catch is that the buildings vary widely in age, layout and approvals, and the asking lease rates vary just as much. Where the factory space is
Sectors 24, 25 and 27. These are among Faridabad's established industrial sectors, close to Mathura Road. Expect older and mid-age RCC buildings, often multi-storey, with a mix of small workshops and larger independent units. They suit light manufacturing, fabrication, assembly and storage.
Mathura Road (the old NH-19 corridor). Larger plots and compounds line this road, including warehouse sheds and big-format buildings with road frontage. Good highway access makes it popular for distribution and for showroom-cum-warehouse use.
Sectors 58 and 59. Industrial sectors further south with generally larger plots than the older central sectors. Worth a look if you need more floor area or open space around the building.
IMT Faridabad (around Sectors 66 to 69). The Industrial Model Township is the city's planned newer industrial belt, with larger plots, wider roads and newer independent factory buildings, often basement plus two or three floors with goods lifts and open compounds.
NIT and Ballabgarh industrial areas. Older, dense industrial pockets. Lease rates can be lower, but road access and truck movement are worth checking in person.

The lease rate depends far more on the building's age and condition, floor (ground floor commands more), power load, clear height and approvals than on the sector name alone. Treat any single number you hear as a starting point for negotiation, not a market rate.
What to check before you sign
Approvals and fire NOC. Ask whether the building has a completion or occupation certificate and a valid fire NOC for industrial use. Insurers, auditors and some customers will ask for them, and a missing NOC can block your own factory licence.
Power load and phase. Confirm the sanctioned load in kVA and that it is three-phase. Upgrading a connection takes time and money, so check it against your machinery before you sign, not after.
Floor load for your machines. Heavy machines and racking need a slab that can take them. Upper floors of older buildings are the usual weak point, so ask what the floors are designed for.
Truck access and loading. Walk the route a truck would take. Check the gate width, turning radius, any loading docks and whether there is space to park and unload without blocking the road.
Clear height. For racking or overhead cranes, measure the height to the underside of the beams, not to the slab.
Water, drainage and effluent. If your process uses water or produces effluent, confirm supply, drainage and what pollution-control consent your activity will need.
