Office Space for Lease in Noida: A Sector-by-Sector Guide

Noida is one of the easier office markets in India to understand, because the city is planned in numbered sectors and each cluster has a clear character. The hard part is knowing which cluster suits your business, and what the land-use rules allow, before you fall for a building.

Sector 62

One of Noida's established IT and institutional sectors, close to NH-9 and the Ghaziabad and Indirapuram residential belt, with a metro station on the Blue Line. It suits IT, software, consulting and education companies, and teams whose people live in east Delhi, Ghaziabad or Noida itself. You will find both large IT park buildings and smaller independent floors.

Sector 63

Next to Sector 62, and more mixed: many buildings stand on industrial plots and house IT services, support centres, small manufacturers and startups side by side. It suits cost-conscious teams that want a whole floor or a whole building. Check the permitted use on each plot, since it varies.

Sector 16, Sector 18 and Film City

The older commercial heart of Noida, closest to Delhi, with strong metro access. Sector 18 is the city's main retail and commercial centre, and Sector 16A is Film City, home to media companies. These sectors suit client-facing firms, media, and businesses that want a central address with shops, hotels and restaurants nearby.

Sectors 1 to 10 and the older industrial sectors

Small independent buildings near the Delhi border, used by trading firms, small offices, studios and light industry. Rates are usually lower and buildings older; check parking, power backup and approvals.

The Noida-Greater Noida Expressway

The sectors along the expressway, roughly from Sector 125 through 127, 132, 135, 136 and 142, hold many of the city's newer IT parks and corporate campuses, with the Aqua Line metro running alongside part of the corridor. They suit larger teams that want modern buildings, big floor plates and good parking. Check last-mile transport for staff who do not drive.

Greater Noida and the airport corridor

Further out, Greater Noida and the area towards the new Noida International Airport are where larger plots and institutional campuses are found. They suit companies that need a lot of space, or that combine office with warehousing or production. For the industrial side, see our guide to checks before leasing a factory in India.

How to choose

  • Check land use first. Much of Noida's office stock is on land leased from the development authority, with conditions on what the plot can be used for and whether it can be sub-leased. Ask to see the documents; our list of documents required to lease commercial property covers what to ask for.
  • Follow the metro. The Blue Line serves the older sectors and Sector 62; the Aqua Line serves the expressway side. Pick the line your team can actually use.
  • Compare with the rest of the NCR. Our guide to business locations for office space in Delhi NCR and the Gurugram price guide put Noida in context.

What to check before you sign

  1. Which area the rate is quoted on. Most multi-tenant buildings quote on super built-up area. Ask for the carpet area in writing and work out the effective rate; our guide to carpet vs super built-up area shows how.
  2. The full monthly outgo. Lease amount, common area maintenance, parking, power backup and 18% GST. See GST, TDS and stamp duty on a commercial lease.
  3. Fit-out. Bare shell, warm shell or fully furnished, and how long a fit-out period you get without a lease amount.
  4. Lock-in, escalation and deposit. These decide the real cost over the term more than the headline rate does. See how to negotiate a commercial lease.
  5. Building approvals. Occupancy certificate, fire NOC and permitted commercial use.
  6. Commute. Check the door-to-door time at peak hours from where your team actually lives, not the distance on a map.
  7. How much space you need. Our startup office space formula turns headcount into square feet.

Frequently Asked Questions

Which sector is best for office space in Noida?

Sector 62 and Sector 63 are the established choice for IT and services companies, Sector 16 and Sector 18 suit firms that want a central commercial address close to Delhi, and the sectors along the Noida-Greater Noida Expressway suit larger teams that want newer buildings and bigger floors.

Is Noida a good location for an office compared with Gurugram or Delhi?

Noida generally offers planned sectors, wide roads, metro connectivity and more space for the same budget than central Delhi or prime Gurugram. Gurugram has a deeper pool of large corporate offices. The right choice depends on where your team and clients are based.

Can I run an office from an industrial plot in Noida?

Many buildings in sectors such as 63 stand on industrial plots where IT and IT-enabled services are permitted, but other office uses may not be. Check the permitted use in the allotment or lease deed from the authority before you commit.

What documents should I check before leasing an office in Noida?

Ask for the owner's title or the authority's lease deed, permission to sub-lease where the plot requires it, the completion or occupancy certificate, the fire NOC, recent electricity bills and property tax receipts.
