Office Space for Lease in Mumbai: An Area-by-Area Guide

Mumbai's geography shapes its office market more than in any other Indian city. The city is a long, narrow strip, most people commute by suburban rail and metro, and an office that looks close on a map can be ninety minutes away. So the first decision is not the building. It is which part of the strip you want to be on.

Bandra Kurla Complex (BKC)

Mumbai's modern financial district, between the western and central suburbs. It is the preferred address for banks, financial institutions, consulates and large corporates, with some of the city's newest and largest office buildings and a metro connection. It suits firms for whom the address is part of the business.

Lower Parel and Worli

Former mill land redeveloped into office towers, malls and hotels. Central, well known, and popular with media houses, consulting firms, corporate head offices and financial services. It suits teams that draw people from both South Mumbai and the suburbs.

Nariman Point, Fort and Ballard Estate

The original business district in South Mumbai, close to the courts, the stock exchange, the Reserve Bank and state government offices. It suits law firms, shipping and trading companies, and long-established businesses with South Mumbai clients. Buildings are often older, so inspect them carefully.

Andheri East, including MIDC and SEEPZ

A large, mixed commercial belt close to the airport, with metro lines crossing it. It holds everything from big corporate parks to small independent units in industrial estates. It suits technology and services companies, back offices, travel-heavy teams and smaller firms looking for value.

Powai and Vikhroli

A planned business district around Powai, with Vikhroli beside it on the central side. Popular with technology companies, startups and engineering firms, and close to a large residential catchment.

Goregaon and Malad

The western suburbs' main office cluster, with large business parks used by technology, media and business-services companies. It suits teams living in the western suburbs who would otherwise commute south.

Thane and Navi Mumbai

Thane, and Navi Mumbai nodes such as Airoli, Vashi and CBD Belapur, offer large modern floors at a lower cost than the island city, with suburban rail access. They suit large teams, back-office and technology operations, and companies whose staff live along the central and harbour lines. For warehousing and industrial space around Bhiwandi, Taloja and the port, see our warehouse leasing checklist.

How to choose

  • Pick the rail line first. Find out whether most of your team lives on the western, central or harbour line, and choose a district that line serves directly.
  • Measure the carpet area. Loading varies widely between buildings, so the same quoted area can hide very different usable space.
  • Budget for one-time costs. Stamp duty and registration on the lease deed, the deposit and fit-out all come before the first month's lease amount. Our guide to security deposits and maintenance charges explains what is normal.
  • Opening a restaurant or shop instead? See restaurant space for lease in Mumbai and our comparison of shops, showrooms and co-working space.

What to check before you sign

  1. Which area the rate is quoted on. Most multi-tenant buildings quote on super built-up area. Ask for the carpet area in writing and work out the effective rate; our guide to carpet vs super built-up area shows how.
  2. The full monthly outgo. Lease amount, common area maintenance, parking, power backup and 18% GST. See GST, TDS and stamp duty on a commercial lease.
  3. Fit-out. Bare shell, warm shell or fully furnished, and how long a fit-out period you get without a lease amount.
  4. Lock-in, escalation and deposit. These decide the real cost over the term more than the headline rate does. See how to negotiate a commercial lease.
  5. Building approvals. Occupancy certificate, fire NOC and permitted commercial use.
  6. Commute. Check the door-to-door time at peak hours from where your team actually lives, not the distance on a map.
  7. How much space you need. Our startup office space formula turns headcount into square feet.

Frequently Asked Questions

Which is the best area for office space in Mumbai?

Bandra Kurla Complex is the preferred address for banks, financial firms and large corporates. Lower Parel and Worli suit media, consulting and corporate offices. Andheri East, Powai and Goregaon suit technology, services and back-office teams, and Thane and Navi Mumbai suit companies that want larger floors at a lower cost.

Is Nariman Point still a good office location?

Yes, for firms that need to be close to courts, government offices, the stock exchange and long-established clients in South Mumbai. Many buildings are older, so check lifts, parking, power backup and the condition of common areas.

Where can I find more affordable office space in the Mumbai region?

Look at Andheri East, Goregaon and Malad in the western suburbs, and at Thane and Navi Mumbai nodes such as Airoli, Vashi and Belapur. These areas generally offer more space for the same budget than BKC or Lower Parel, with rail or metro access.

What should I check before leasing an office in Mumbai?

Check the carpet area against the quoted area, the occupancy certificate and fire NOC, society or building rules on commercial use and working hours, parking allocation, and the stamp duty and registration cost on the lease deed, which is set by the state.
