Office Space for Lease in Bengaluru (Bangalore): An Area-by-Area Guide

Search for "office space in Bangalore" and you get everything from a 600 sq ft floor above a shop in Indiranagar to a 100,000 sq ft tower on the Outer Ring Road. Bengaluru is not one office market. It is six or seven, spread across a city where a ten-kilometre commute can take an hour, and where you lease decides who you can hire.

This guide goes through the main areas, what each is good for, and what to check before you sign.

Central business district: MG Road, Residency Road, Lavelle Road

The traditional centre, around MG Road, Brigade Road, Residency Road, Richmond Road, Lavelle Road and Cunningham Road. It suits law firms, consultancies, banks, wealth managers and anyone whose clients expect a central address. Metro access is good and hotels and restaurants are close. Floors are generally smaller and older buildings are common, so check parking and power backup carefully.

Outer Ring Road: Marathahalli, Bellandur, Sarjapur Road junction

The stretch of the Outer Ring Road between Marathahalli and Sarjapur Road is where many of the city's largest technology campuses and business parks sit. It suits mid-size and large technology and services teams that need big, efficient floor plates. The trade-off is traffic: look closely at how your team would commute and what the nearest metro station will be.

Whitefield

An established technology district in the east, built up around ITPL and the EPIP zone, with a large residential population of its own and a metro connection to the city centre. It suits companies whose people already live in the east, and those that want campus-style space.

Electronic City

The city's original technology park cluster in the south, home to large campuses and many smaller independent buildings, with an elevated expressway and a metro link. It usually offers more space for the money than central areas, and it suits engineering, hardware, back-office and manufacturing-linked teams.

Koramangala, HSR Layout and Indiranagar

The startup belt. These are mixed residential and commercial neighbourhoods with many smaller independent office floors, managed offices and co-working spaces. They suit teams of roughly 5 to 100 people who value being close to where young talent lives, eats and meets. Parking and road access vary a lot from one building to the next.

North Bengaluru: Hebbal, Manyata, the airport corridor

Hebbal and the business parks around it, and the corridor towards the airport, form the fastest-changing part of the market. It suits companies with frequent travellers, and teams drawing people from the northern suburbs. Newer buildings here tend to offer large floors and modern specifications.

Peenya, Bommasandra and other industrial areas

If you need office space attached to production or storage, look at the industrial areas instead of the office districts. See our guide to checks before leasing a factory in India.

How to choose

  • Start from your team's homes. Plot where your people live. In Bengaluru the commute decides attrition more than the building does.
  • Then your clients. If clients visit often, a central or well-connected address matters. If they never do, pay for space, not for the postcode.
  • Then your growth. If you expect to double in a year, a flexible or managed office may cost less overall than a long lock-in on space you will outgrow. Our comparison of shops, showrooms and co-working space covers when flexible space makes sense.

What to check before you sign

  1. Which area the rate is quoted on. Most multi-tenant buildings quote on super built-up area. Ask for the carpet area in writing and work out the effective rate; our guide to carpet vs super built-up area shows how.
  2. The full monthly outgo. Lease amount, common area maintenance, parking, power backup and 18% GST. See GST, TDS and stamp duty on a commercial lease.
  3. Fit-out. Bare shell, warm shell or fully furnished, and how long a fit-out period you get without a lease amount.
  4. Lock-in, escalation and deposit. These decide the real cost over the term more than the headline rate does. See how to negotiate a commercial lease.
  5. Building approvals. Occupancy certificate, fire NOC and permitted commercial use.
  6. Commute. Check the door-to-door time at peak hours from where your team actually lives, not the distance on a map.
  7. How much space you need. Our startup office space formula turns headcount into square feet.

Frequently Asked Questions

Which is the best area for office space in Bengaluru?

It depends on your team and clients. The central business district around MG Road suits client-facing firms, the Outer Ring Road and Whitefield suit large technology teams, Koramangala, HSR Layout and Indiranagar suit startups, and Electronic City and North Bengaluru suit companies that want larger floors at a lower cost.

Where do startups lease office space in Bengaluru?

Most early-stage startups choose Koramangala, HSR Layout or Indiranagar, where smaller independent office floors and managed offices are common and much of the talent lives nearby. As teams grow, many move to the Outer Ring Road or Whitefield for larger floors.

Is office space in Bengaluru quoted on carpet area or super built-up area?

Offices in multi-tenant buildings and tech parks are usually quoted on super built-up or chargeable area. Smaller independent buildings may quote on built-up or carpet area. Always ask which measure is used and get the carpet area in writing.

How long does it take to lease an office in Bengaluru?

A ready, furnished office can be closed in two to four weeks once you have shortlisted. A bare-shell office needs time for the lease deed and fit-out, so allow two to four months from the first visit to moving in.
